Roofing Contractor in Brockport, NY

Brockport packs a lot of different roofs into a small footprint. Walk a few blocks off Main Street and you'll pass century-old village homes with steep slopes and original framing, then cross into the postwar and newer subdivisions spreading toward Sweden and Clarkson. Add the Erie Canal running through the middle of it all and the lake-effect winters that roll in off Lake Ontario, and you get a community where roof problems show up in very specific ways.

Carter Roofing & Exteriors works on these homes year-round, and we plan our repairs and replacements around how Brockport's weather and housing stock actually behave.

We're based in Rochester, about a 25-minute drive east on Route 31 or the Thruway, so Brockport sits well inside our regular service area. That proximity matters most when something goes wrong in the middle of winter and you need a roofer who can get there the same week, not next month.

Roofing Concerns Near the Canal and in the Older Village

The historic neighborhoods around the village center are full of homes built before modern attic ventilation and ice-and-water shield were standard. On these older roofs we tend to find the same recurring issues: undersized or blocked soffit vents, no continuous ridge venting, and decking that has aged unevenly under decades of shingle layers.

Proximity to the Erie Canal adds a moisture factor that newer subdivisions don't deal with as much. Higher ambient humidity near the water, combined with poor attic airflow, lets condensation collect under the roof deck through winter. Homeowners often blame a leak when the real cause is trapped moisture rotting the sheathing from below. Sorting out which one you have changes the entire repair plan, so we inspect the attic, not just the shingles.

Older village homes also carry character worth protecting: steep gables, dormers, and tight valleys that need careful flashing detail. Modern materials perform far better than what these roofs originally had, but they have to be installed in a way that respects the existing structure rather than fighting it.

Residential Roofing and Repair

Most of our Brockport calls are residential, and they fall into two broad camps. The first is the aging roof that has reached the end of its service life, usually architectural or three-tab asphalt shingles that have lost granules, curled at the edges, or started leaking at the valleys. For these we handle full replacement, matching the slope and look of the home while upgrading the underlayment, ventilation, and ice protection at the eaves.

The second camp is targeted repair: a section of wind-lifted shingles, failed flashing around a chimney or skylight, or a leak that surfaced after a freeze-thaw cycle. We're glad to repair rather than replace when the roof has good years left, and we'll tell you honestly which situation you're in. For the full range of residential work, see our residential roofing services.

For homeowners who want a longer-term solution, standing seam and stone-coated steel metal roofing handle Brockport winters exceptionally well. Metal sheds snow load, resists ice dam buildup, and lasts decades longer than asphalt, which makes it a sensible choice on the steeper slopes common in the village.

Commercial and Multi-Property Roofing

Brockport isn't only single-family homes. The village center, the businesses serving SUNY Brockport, and the rental properties and small apartment buildings around campus all need flat and low-slope roofing that's maintained on a schedule. We install and repair single-ply membranes like TPO, EPDM, and PVC, along with modified bitumen and roof coatings that extend the life of an existing flat roof without a full tear-off.

Property managers handling several buildings benefit from a single point of contact who knows the history of each roof. Our commercial roofing team handles inspections, restoration, and emergency repairs for landlords and business owners across the village and surrounding Monroe County.

Seasonal Maintenance and Storm Response

Brockport's winters do the most damage. Lake-effect snow off Ontario piles up fast, and the freeze-thaw swings typical of Monroe County are hard on roofs. Snow melts against a warm roof deck, runs down to the cold eave, and refreezes into an ice dam that backs water up under the shingles. The damage often doesn't appear until a January thaw sends it through a ceiling.

The fix is rarely the roof surface alone. We address ice dams at the source by improving attic insulation and ventilation so the roof deck stays cold and even, then add ice-and-water membrane along the eaves during any replacement. It's the difference between treating the symptom and ending the problem.

When a wind or hail storm comes through, response time matters. We provide same-week assessments and tarp-and-stabilize repairs to stop active leaks, then walk you through the insurance claims process if the damage qualifies. Catching storm damage early keeps a small repair from becoming a deck replacement. A quick inspection every couple of years, plus a check after any major storm, is the cheapest insurance there is, and we document what we find with photos so you can budget for work before it becomes an emergency.

Why Brockport Homeowners Work With Us

We treat Brockport roofs as the mix they are: older village homes that need a careful hand, and newer suburban builds that need solid, code-compliant work done right the first time. We carry a wide range of systems, from asphalt and metal for homes to membranes and coatings for flat commercial roofs, so the recommendation you get is based on your roof, not on the one product we happen to sell.

Just as important, we explain what we find in plain terms and put it in writing. You'll know whether you're looking at a repair or a replacement, what it will cost, and why, before any work starts.

I cant say enough great things about Jim and his crew. Jim was very thorough during the initial process, helping me understand how the tear off was going to work and answering any of my question I had along the way whether in person or phone call. The crew was great and very efficient. Clean up was absolutely amazing.
Would highly recommend!!

I highly recommend this company. They came to my house at night on an emergency call when I had water leaking into my kitchen. They diagnosed and fixed it in the rain, in the dark. Very professional and fair price.

High level, yes I would definitely recommend Carter. Price, knowledge, quality of work, cleanup, all great. I am usually squeamish going with the low quote. Really paid off this time.

More detailed:
The sales process was great. It wasn't some random 20-something who had never been on a roof. Jim knew the business and process. I wanted a metal roof. He could have just gone with it but instead he really questioned me about why that was what I wanted. He wanted to be sure I would get the value out of the more expensive option. I even received a quote for a traditional asphalt roof in addition to the metal. They are out to get you the right solution for your application rather than the most expensive option.

I made the mistake of scheduling in the fall so project start got pushed a few times but that wasn't Carter's fault. They were pretty good about getting back to me when I called and didn't mind answering the same questions multiple times. Both Jim and the owner Austin were on site throughout the installation and cleanup to be sure everything was done right.

Overall, great quality, great experience.

We contacted four contractors for estimates and Carter Exteriors was the best deal. Their communication and customer service was outstanding. We had 20 square of shingles and 20 sheets of sheathing replaced. Their crew arrived at 7:30. They were curtious, polite, hard working. The roll off was in our driveway for less than 24 hours. All materials were delivered and installed the same day. Yard and gardens were cleaned and any evidence of a roof job were eliminated. The attention to detail regarding step flashing and double flashing around chimney were excellent. I would hire and recommend their company for any exterior job.

Frequently Asked Questions

1Do you work on older historic homes in the Brockport village area?
Yes. Many of our village calls are on homes built well before modern roofing standards. We pay close attention to ventilation, flashing on dormers and valleys, and the condition of aged decking, and we install modern materials in a way that suits the original structure rather than overloading it.
2How does the Erie Canal affect roofs in Brockport?
Homes closer to the canal sit in a higher-humidity environment. When that combines with weak attic ventilation, condensation can collect under the roof deck and mimic a leak. We inspect the attic during diagnosis so we treat the real cause, whether that's a true leak or trapped moisture.
3What can I do about ice dams forming every winter?
Ice dams are usually a ventilation and insulation problem more than a shingle problem. We assess attic airflow and insulation, add ice-and-water membrane at the eaves during replacement, and keep the roof deck cold and even so meltwater doesn't refreeze at the edge. That stops dams from forming rather than just clearing them.
4How quickly can you respond to storm damage in Brockport?
We're based in Rochester, roughly 25 minutes away, so we can typically get out for an assessment within the same week and provide emergency tarping to stop active leaks right away. From there we document the damage and help with the insurance claim if it applies.
5Is metal roofing a good choice for Brockport winters?
For many homes, yes. Metal sheds snow load, resists ice dam buildup, and lasts far longer than asphalt, which suits the steep slopes common in older village homes and the heavy lake-effect snow we get off Lake Ontario.
