Rochester's Trusted Metal Roofing Contractor for Homes and Businesses

Rochester averages over 100 inches of snowfall each year. Factor in ice storms, high winds off Lake Ontario, and constant freeze/thaw cycling, and you start to understand why roofing material selection matters so much in this part of New York. Metal roofing stands up to all of it. It sheds snow, resists ice dam formation, and holds its structural integrity through decades of punishing weather.

Carter Exteriors installs and repairs metal roofing systems for both residential and commercial properties throughout the Rochester area. Whether you own a single-family home in Brighton, manage a warehouse in Henrietta, or oversee a retail center in Greece, our team builds metal roofs that perform for 40 to 70 years with minimal maintenance.

Metal Roof Types We Install in Rochester, NY

Not every metal roof is the same. Different panel profiles, fastener methods, and coatings create distinct performance characteristics. Carter Exteriors works with three primary metal roofing systems, each suited to different property types, budgets, and aesthetic goals.

Residential Metal Roofing in Rochester

Homeowners across the Rochester metro area are switching to metal roofing for reasons that go well beyond durability. A properly installed metal roof increases a home's resale value, reduces monthly energy bills, and provides storm protection that asphalt shingles simply can't match.

Carter Exteriors provides residential roofing services tailored to each home's architectural style, roof pitch, and the owner's long-term plans. Here's what residential metal roofing delivers for Rochester homes:

  • Curb appeal that lasts: Metal roofing comes in dozens of colors and profiles. Unlike asphalt shingles that fade and lose granules within 10 to 15 years, metal panels maintain their appearance for decades.
  • Energy savings: Reflective metal panels reduce heat absorption during Rochester's humid summers. Many homeowners see meaningful reductions in cooling costs.
  • Storm resistance: Metal roofing resists wind uplift, hail impact, and heavy snow loads far better than conventional materials. That matters in a region where lake-effect storms can arrive with little warning.
  • Resale value: Homes with metal roofs sell faster and at higher prices. Buyers recognize the long-term savings and reduced maintenance that come with a metal roofing system.
  • Architectural flexibility: From Colonial homes in Pittsford to ranch-style houses in Webster, metal roofing systems can complement virtually any residential design.

Our residential metal roofing process starts with a thorough professional roof inspection of the existing roof structure. We check the decking condition, evaluate ventilation, and measure the roofline before recommending specific panel systems and colors.

Commercial Metal Roofing in Rochester

Commercial properties have different roofing priorities from homes. Downtime costs money. Leaks damage inventory. Maintenance disrupts operations. That's why more Rochester business owners, property managers, and facility directors are choosing metal roofing systems for their buildings.

Carter Exteriors provides commercial roofing services for properties of all sizes, from strip malls and retail centers to warehouses, multi-family buildings, and industrial facilities. Here's why commercial metal roofing makes financial sense:

  • Reduced maintenance costs: Metal roofing requires far fewer repairs than flat membrane systems or built-up roofing. Annual maintenance is usually limited to gutter cleaning and visual inspections.
  • Operational efficiency: Metal roofs can be installed over some existing roof systems, reducing tear-off costs and minimizing business disruption during the project.
  • Long-term ROI: The upfront cost of commercial metal roofing is offset by a lifespan that's 2 to 3 times longer than alternatives. Over 40 to 60 years, the cost per year of ownership is often lower than that of cheaper systems that need replacement every 15 to 20 years.
  • Heavy load capacity: Rochester's snow loads demand a roofing system that won't buckle or accumulate dangerous weight. Metal roofs shed snow effectively, reducing structural stress and eliminating the need for manual snow removal in most cases.
  • Insurance benefits: Many commercial insurers offer premium reductions for metal-roofed buildings due to their superior fire resistance and impact ratings.

Our commercial metal roofing projects include detailed project timelines, material specifications, and warranty documentation.

Metal Roofing vs. Asphalt Shingles: Lifespan and Cost Comparison

The most common question we hear from Rochester property owners is whether metal roofing justifies the higher upfront cost. Here's an honest comparison:

Flat Roofing (TPO/EPDM)

Expected Lifespan

40 to 70 years

15 to 30 years

Lifecycle Cost

Higher due to replacements

Higher due to replacements

The upfront cost of metal roofing typically runs 2 to 3 times higher than standard asphalt shingles. But when you account for the fact that a Rochester homeowner might need to replace an asphalt roof 2 or 3 times during the same period a metal roof is still performing, the total cost of ownership often favors metal.

Repair costs are lower too. Asphalt shingles crack, curl, and lose granules every winter in Rochester's climate. Metal panels resist all three of those failure modes. Over 40 years, the savings in repair bills and avoided emergency calls add up significantly.

Energy Efficiency and Rochester Weather Performance

Rochester's climate puts roofing materials through some of the toughest conditions in the Northeast. Metal roofing is specifically well-suited for this environment, and here's why.

Our Metal Roof Installation Process

Flashing and Panel installation

Proper flashing around chimneys, skylights, vents, and wall transitions is critical. This is where most roof leaks originate, and it's where experienced installers make the biggest difference. We install metal panels according to the manufacturer's specifications, ensuring proper overlap, fastener placement, and seam engagement. For standing seam systems, we use mechanical seaming tools to lock panels securely.

Final inspection and cleanup

Every installation ends with a thorough quality control inspection. Adequate attic ventilation is essential for metal roof performance. We confirm that ridge vents, soffit vents, or other ventilation components are functioning properly to prevent moisture buildup.

Metal Roof Repair Services in Rochester

Not every metal roof issue requires a full replacement. Many problems can be resolved with targeted repairs that extend the life of your existing system by years or even decades. Carter Exteriors performs metal roof repairs throughout the Rochester area, including:

  • Fastener replacement and tightening on exposed fastener systems
  • Sealant reapplication around penetrations and seam joints
  • Panel replacement for sections damaged by storm debris or impact
  • Flashing repair and replacement at walls, chimneys, and roof transitions
  • Rust treatment and protective coating application
  • Leak detection and waterproofing on aging metal roof systems

Every repair starts with a detailed evaluation. We don't guess at problems. We locate the source of leaks or damage, document the issue, and explain your options clearly before any work begins.

I cant say enough great things about Jim and his crew. Jim was very thorough during the initial process, helping me understand how the tear off was going to work and answering any of my question I had along the way whether in person or phone call. The crew was great and very efficient. Clean up was absolutely amazing.

I highly recommend this company. They came to my house at night on an emergency call when I had water leaking into my kitchen. They diagnosed and fixed it in the rain, in the dark. Very professional and fair price.

High level, yes I would definitely recommend Carter. Price, knowledge, quality of work, cleanup, all great. I am usually squeamish going with the low quote. Really paid off this time.

More detailed:
The sales process was great. It wasn't some random 20-something who had never been on a roof. Jim knew the business and process. I wanted a metal roof. He could have just gone with it but instead he really questioned me about why that was what I wanted. He wanted to be sure I would get the value out of the more expensive option. I even received a quote for a traditional asphalt roof in addition to the metal. They are out to get you the right solution for your application rather than the most expensive option.

I made the mistake of scheduling in the fall so project start got pushed a few times but that wasn't Carter's fault. They were pretty good about getting back to me when I called and didn't mind answering the same questions multiple times. Both Jim and the owner Austin were on site throughout the installation and cleanup to be sure everything was done right.

Overall, great quality, great experience.

We contacted four contractors for estimates and Carter Exteriors was the best deal. Their communication and customer service was outstanding. We had 20 square of shingles and 20 sheets of sheathing replaced. Their crew arrived at 7:30. They were curtious, polite, hard working. The roll off was in our driveway for less than 24 hours. All materials were delivered and installed the same day. Yard and gardens were cleaned and any evidence of a roof job were eliminated. The attention to detail regarding step flashing and double flashing around chimney were excellent. I would hire and recommend their company for any exterior job.

Frequently Asked Questions About Metal Roofing in Rochester, NY

1How long does a metal roof last in Rochester's climate?
A properly installed metal roof in Rochester will last between 40 and 70 years depending on the material, coating, and maintenance schedule. Standing seam systems with Kynar/PVDF finishes tend to last the longest, while corrugated panels with standard paint finishes may fall closer to the 40-year range. Either way, you're looking at a roof that outlasts asphalt shingles by a wide margin, even in Rochester's harsh winters.
2What is a standing seam metal roof and why is it recommended?
Standing seam metal roofing uses raised, interlocking seams to join panels together. The fasteners are hidden beneath the seam, which means no exposed screws or nails that can loosen, corrode, or create leak points over time. This concealed fastener design makes standing seam the most watertight and durable metal roofing system available. It's especially well suited for Rochester because the smooth panel surface sheds snow naturally and resists ice dam buildup.
3Is a metal roof noisy during rain or hailstorms?
This is one of the most common concerns, and the answer is no, not with proper installation. Metal roofing installed over solid decking with synthetic underlayment produces noise levels similar to other roofing materials during rain. The decking, underlayment, and attic insulation all act as sound barriers. Most Rochester homeowners report no noticeable difference in interior noise after switching from shingles to metal.
4How does metal roofing handle heavy snow loads in Rochester?
Metal roofing handles snow better than most alternatives. The smooth, hard surface allows snow to slide off once temperatures begin rising, which prevents dangerous snow buildup. Snow guards can be installed at eaves to control the rate of snow release and protect walkways below. The structural strength of metal panels also means the roof itself won't sag or flex under heavy accumulation the way aging shingles or flat membranes sometimes do.
5What maintenance does a metal roof need?
Metal roofs are low maintenance, but they're not zero maintenance. We recommend annual visual inspections to check for loose fasteners, sealant deterioration around penetrations, and any debris accumulation in valleys or gutters. Gutters should be cleaned at least twice a year. If you notice any scratches in the coating, touching them up promptly prevents rust from developing. Beyond that, metal roofing largely takes care of itself.
6How much does a metal roof cost compared to shingles?
Metal roofing typically costs 2 to 3 times more than asphalt shingles at the time of installation. The exact price depends on the system you choose (standing seam costs more than corrugated), roof complexity, and accessibility. However, the total cost of ownership over 40+ years is often lower because metal roofs don't need to be replaced every 15 to 25 years. When you factor in reduced repair costs, lower energy bills, and potential insurance savings, the financial picture shifts in metal's favor for property owners who plan to stay in their building long term.
7Can a metal roof be installed over existing shingles?
In some cases, yes. Metal panels can be installed over a single layer of existing asphalt shingles using a furring strip system. This approach saves on tear-off and disposal costs. However, it only works when the existing shingles are in reasonable condition and the decking beneath them is solid. Carter Exteriors will inspect your current roof and advise whether an overlay is a good option or whether a full tear-off is the better long-term approach.
8Does a metal roof improve energy efficiency?
Yes, particularly during warm months. Metal roofing with reflective pigment coatings bounces a significant portion of the sun's heat away from the building, keeping attic and interior temperatures lower. In winter, a well-insulated and ventilated metal roof system helps retain interior heat. The combination of reflective properties and proper ventilation design makes metal roofing one of the most energy-efficient options available for Rochester properties.
