What Is Roof Flashing and Why Does It Matter?

Roof flashing is thin metal, usually aluminum, galvanized steel, or copper, installed wherever your roof meets something else: a wall, a chimney, a skylight, a vent pipe, or a valley where two roof slopes come together.

Think of flashing as the seal around every gap, joint, and transition on your roof. Shingles shed water across flat surfaces, but they can't protect the seams where different parts of your roof connect. That's flashing's job. When it works, water flows over the metal and onto the shingles below without ever reaching the wood deck underneath. When it fails, water finds those gaps instantly.

Here's the key point most homeowners miss: the majority of roof leaks don't start in the middle of a shingle field. They start at a flashing point. Chimneys, skylights, vent pipes, dormers, and roof-to-wall junctions are where leaks are born. That makes properly installed and maintained flashing one of the most critical parts of your entire roofing system.

Types of Roof Flashing We Repair and Replace

Not all flashing is the same. Each type serves a specific purpose at a specific location on your roof. Understanding them helps you make sense of what your roofer is telling you, and why certain repairs matter more than others in Rochester's climate.

  • Skylight Flashing

Skylight flashing is a factory-made or field-fabricated system that seals the entire perimeter of a skylight to the surrounding roof deck. It typically uses a combination of step flashing along the sides, a head flashing at the top, and a sill flashing at the bottom, along with sealant and sometimes a self-adhering membrane underneath.
Where it's used: Around all four sides of any skylight or roof window.
Common failure points: Condensation gets mistaken for a leak (but sometimes it is a leak). Sealant around the frame deteriorates. Ice dams form at the base of skylights and force water uphill under the flashing. Many skylight leaks we diagnose on Rochester homes turn out to be flashing failures, not skylight failures.
  • Vent Boot Flashing

Vent boots are rubber or metal collars that fit snugly around plumbing vent pipes where they exit the roof. The rubber gasket seals against the pipe, while the metal base slides under the shingles above and over the shingles below.
Where it's used: Around every plumbing vent, exhaust fan vent, and HVAC penetration.
Common failure points: The rubber gasket cracks and splits after 10 to 15 years of UV exposure. Rochester's temperature swings (from below zero to 90°F and back) accelerate rubber deterioration. A cracked vent boot is one of the simplest and cheapest repairs we do, but it causes surprisingly large leaks if ignored.
  • Drip Edge Flashing

Drip edge is the metal strip running along the eaves and rakes (the edges) of your roof. It directs water away from the fascia board and into the gutters instead of letting it curl back under the shingles.
Where it's used: Along every exposed edge of the roof.
Common failure points: Ice buildup along the eaves bends the drip edge out of position. Wind lifts shingles and catches the drip edge underneath. We frequently find the drip edge missing entirely on older Rochester homes because it wasn't required by code when the roof was originally installed.
  • Valley Flashing

Valley flashing lines the V-shaped channels where two roof planes meet. These valleys funnel a large volume of water, so the flashing here takes serious abuse. It can be an open metal channel (visible metal in the valley) or a closed system where shingles overlap the metal underneath.
Where it's used: Every interior angle where two roof sections intersect.
Common failure points: Heavy snow loads compress valley flashing and can dent or deform it. Debris collects in valleys, trapping moisture against the metal. In older Rochester homes, we often find original galvanized valley flashing that has rusted through after 25+ years of exposure.
  • Chimney Flashing

Chimney flashing is actually a two-part system: base flashing sits against the chimney and extends onto the roof, while counter-flashing is embedded into the chimney mortar joints and folds down over the base flashing. Together, they create a layered barrier that keeps water from running down the chimney and into your home.
Where it's used: Around the entire perimeter of any chimney that penetrates the roof.
Common failure points: Mortar joints crack, letting counter-flashing pull free. The sealant between the base and counter-flashing dries and splits. Old tar-based patches, a common "repair" we see on Rochester roofs, shrink and crack within a few seasons. Chimney flashing repair is one of our most requested services because chimneys are the largest roof penetration on most homes, which means the most opportunity for water entry.
  • Step Flashing

Step flashing consists of individual L-shaped metal pieces woven into each course of shingles where a roof meets a sidewall or dormer. Each piece overlaps the one below it, creating a stair-step pattern that channels water away from the wall and onto the shingles.
Where it's used: Anywhere your roof deck meets a vertical wall, like dormers, second-story additions, and attached garages.
Common failure points: Step flashing separates from the wall when caulk dries out or when freeze-thaw cycles push the metal away from the surface. In Rochester, years of ice forming along wall-to-roof junctions will work even well-installed step flashing loose over time. We also see failures where a siding contractor nailed through the flashing during renovations.

Signs Your Roof Flashing Needs Repair

Most homeowners don't climb onto their roof to check flashing. That's normal. But you can spot the warning signs from inside your home and from the ground. If you notice any of the following, it's time to call for a professional roof inspection:

  • Water stains on ceilings or walls, especially near chimneys, skylights, or where your roof meets an exterior wall
  • Visible rust or corrosion on metal flashing you can see from the ground
  • Loose, lifted, or missing flashing pieces along roof edges or around penetrations
  • Cracked, dried-out, or missing caulk and sealant at flashing joints
  • Interior leaks after rainstorms or snowmelt, particularly if they appear in the same spot repeatedly
  • Mold growth, musty odors, or damp insulation in the attic, especially around chimney and vent areas
  • Ice dam-related leaks along eaves, dormers, or roof-to-wall intersections during winter
  • Peeling paint or bubbling drywall on interior walls below the roofline

Don't wait for a small stain to become a big problem. Water damage spreads fast once it starts. A single flashing failure can soak insulation, rot roof decking, damage drywall, and create conditions for mold growth, all within a matter of weeks.

If you're seeing any of these signs, call Carter Exteriors at 585-438-7663 for same-day or next-day inspection availability.

Why Rochester Weather Is So Hard on Roof Flashing

Rochester averages around 100 inches of snow per year. We regularly see temperatures drop below zero in January and climb past 90°F in July. That's not just tough on people; it's brutal on roofing materials, and flashing takes the worst of it.

Here's what Rochester's climate does to your flashing:

This is exactly why roof flashing repair in the Rochester area does not follow a standardized approach. The fix has to account for our weather, our building styles, and the specific materials on your roof. It's something a local contractor who works these neighborhoods every day understands in a way an out-of-town company won't.

How We Repair Roof Flashing: Step by Step

Knowing what to expect reduces stress. Here's the process Carter Exteriors follows for every flashing repair in Monroe County and the surrounding area:

Roof Inspection and Leak Detection

We start with a thorough visual inspection of your roof, attic, and interior damage areas. We trace the water path from the stain backward to the entry point. Leaks often show up far from where water actually gets in, so accurate diagnosis matters more than anything else.

Identifying the Flashing Failure

Once we locate the entry point, we determine exactly what failed: lifted step flashing, cracked chimney counter-flashing, a deteriorated vent boot, corroded valley metal, or failed sealant. We photograph and document every finding so you see exactly what we see.

Temporary Leak Mitigation

If water is actively entering your home, we apply a temporary patch or tarp to stop the leak immediately while we plan the permanent repair. You shouldn't have to put buckets under drips for days while waiting for work to start.

Removing Damaged Flashing and Sealant

We carefully remove the failed flashing, old caulk, dried roofing cement, and any damaged underlayment. Proper removal is essential; layering new material over failed old material is a shortcut that leads to repeated leaks.

Installing or Repairing the Flashing System

Depending on the scope of damage, we either repair the existing flashing in place or install new material. We use manufacturer-spec metals, proper overlap techniques, and ice-and-water shield membrane where warranted by the Rochester building code and best practice.

Sealing and Waterproofing

We apply high-quality, flexible sealant rated for our temperature extremes. Cheap caulk fails in one to two winters here. We use products designed for movement and UV exposure so the seal lasts.

Final Leak Test

Before we leave, we perform a water test (weather permitting) to confirm the repair holds under simulated rainfall conditions. If anything isn't right, we address it on the spot.

Cleanup and Verification

We remove all debris, old materials, and fasteners from your roof and yard. We walk through the completed repair with you, show you photos of the work, and explain what was done and why.

Roof Flashing Repair vs. Replacement: Which Do You Need?

Not every flashing issue requires a full replacement. Here's how we help homeowners decide:

When Flashing Can Be Repaired

  • The metal itself is still in good condition (no rust, no holes, no cracks)
  • Only the sealant or caulk has failed
  • A single section of step flashing has pulled away from the wall
  • A vent boot gasket has cracked, but the metal base is intact
  • The leak is isolated to one specific point

When Flashing Needs Full Replacement

  • Rust has eaten through the metal
  • Multiple flashing points have failed simultaneously
  • The flashing was improperly installed from the start
  • You're seeing repeated leaks in the same area after prior repairs
  • The underlying roof deck has sustained water damage that requires shingle removal to access
  • Your roof is nearing the end of its life, and a full roof repair or replacement makes more financial sense

We'll always give you an honest recommendation. If a $300 sealant repair will solve the problem, we'll tell you that. If the flashing needs to come off and be redone properly, we'll explain why and show you the evidence.

Why Roof Flashing Fails: The Root Causes

Understanding why flashing fails helps you make better decisions about repairs, maintenance, and hiring the right contractor. Here are the most common root causes we encounter on Rochester homes:

  • Poor original installation: This is the number one cause we see. Flashing installed without proper overlap, without enough fasteners, or without ice-and-water shield underneath will fail years before it should. We regularly tear out flashing that was installed with roofing cement instead of proper mechanical fastening.
  • Age and material deterioration: Even well-installed flashing doesn't last forever. Galvanized steel corrodes. Rubber gaskets crack. Sealant dries out. Most flashing materials have a 20-to-30-year effective lifespan in our climate.
  • Storm damage: High winds lift shingles and bend flashing. Hail dents metal and cracks sealant. Falling branches puncture or dislodge flashing sections. After severe weather, a storm damage inspection should include a close look at every flashing point.
  • Ice dam pressure: As described above, ice dams create hydrostatic pressure that forces water into places it was never designed to go. Repeated ice dam events weaken flashing bonds season after season.
  • Improper sealants: Using the wrong sealant, or using sealant as a substitute for proper flashing installation, is a recipe for failure. Silicone caulk on metal-to-masonry joints, latex caulk exposed to UV, and roofing tar slathered over gaps all fail quickly.
  • Structural movement: Houses settle. Roof trusses shift slightly with temperature changes. Chimneys can separate from the roof structure over decades. These micro-movements break rigid sealant bonds and open gaps in flashing systems.

I highly recommend this company. They came to my house at night on an emergency call when I had water leaking into my kitchen. They diagnosed and fixed it in the rain, in the dark. Very professional and fair price.

High level, yes I would definitely recommend Carter. Price, knowledge, quality of work, cleanup, all great. I am usually squeamish going with the low quote. Really paid off this time.

More detailed:
The sales process was great. It wasn't some random 20-something who had never been on a roof. Jim knew the business and process. I wanted a metal roof. He could have just gone with it but instead he really questioned me about why that was what I wanted. He wanted to be sure I would get the value out of the more expensive option. I even received a quote for a traditional asphalt roof in addition to the metal. They are out to get you the right solution for your application rather than the most expensive option.

I made the mistake of scheduling in the fall so project start got pushed a few times but that wasn't Carter's fault. They were pretty good about getting back to me when I called and didn't mind answering the same questions multiple times. Both Jim and the owner Austin were on site throughout the installation and cleanup to be sure everything was done right.

Overall, great quality, great experience.

We contacted four contractors for estimates and Carter Exteriors was the best deal. Their communication and customer service was outstanding. We had 20 square of shingles and 20 sheets of sheathing replaced. Their crew arrived at 7:30. They were curtious, polite, hard working. The roll off was in our driveway for less than 24 hours. All materials were delivered and installed the same day. Yard and gardens were cleaned and any evidence of a roof job were eliminated. The attention to detail regarding step flashing and double flashing around chimney were excellent. I would hire and recommend their company for any exterior job.

Frequently Asked Questions About Roof Flashing Repair

1What causes roof flashing to leak?
The most common causes are dried-out sealant, metal corrosion, improper original installation, storm damage, and the effects of Rochester's freeze-thaw cycles. Over time, even well-installed flashing develops gaps as materials age and your home shifts slightly.
2How do I know if my flashing needs repair?
Look for water stains on ceilings or walls near chimneys, skylights, or where your roof meets a wall. You might also notice musty smells in the attic, peeling interior paint, or visible rust and gaps in the flashing when viewed from the ground. The most reliable way to know is a professional roof inspection.
3Can a flashing leak cause serious interior damage?
Yes. Even a small flashing leak can soak insulation, rot roof sheathing, damage drywall, stain ceilings, and create conditions for mold growth. Left unaddressed for months, a minor leak can lead to thousands of dollars in structural and cosmetic repairs.
4How long does a typical flashing repair take?
Most single-point flashing repairs (like a vent boot or a section of step flashing) take two to four hours. Chimney flashing repair or replacement is more involved and may take a full day. Multi-point repairs on larger roofs could span one to two days, depending on the scope.
5Is roof flashing repair covered by homeowner's insurance?
It depends on the cause. If the flashing failed due to a covered event like a storm (wind, hail, fallen tree), your policy will typically cover the repair. If it failed due to age or lack of maintenance, it's usually considered the homeowner's responsibility. Carter Exteriors can help you document damage for insurance claims when applicable.
6How much does roof flashing repair cost?
Costs vary widely depending on the type and extent of the repair. A simple vent boot replacement might run a few hundred dollars, while a full chimney reflash can cost significantly more. We provide a detailed written estimate after inspection so you know exactly what you're paying for before any work begins. No surprises.
7Can winter weather make a flashing leak worse?
Absolutely. A small gap that only leaks during heavy rain can become a major entry point once ice dams form. Freeze-thaw cycles expand existing gaps, and the weight of snow stresses weakened flashing joints. If you suspect a flashing issue heading into winter, getting it repaired before the first heavy snowfall is always the better call.
