What is EPDM?

EPDM (Ethylene Propylene Diene Monomer) is a rubber roofing material commonly used on flat and low-slope roofs. It forms a continuous surface that helps reduce the chances of water getting through weak points or seams.

It is designed to stay flexible even when temperatures change. This helps the material adjust without cracking or splitting over time.

EPDM is often chosen for buildings where water tends to sit on the roof for longer periods. Its surface is built to handle that kind of exposure more effectively than many traditional roofing materials.

When EPDM Is the Better Choice

EPDM becomes a stronger option when the roof needs consistent protection against water over time.

When Water Collects on Your Roof

If rainwater tends to sit or drain slowly from your roof, it puts extra stress on the surface. EPDM is designed to handle standing water and reduce the risk of leaks forming in those areas.

When You Keep Dealing With Repairs

If you have already had multiple leak fixes or repeated patchwork, it often means the underlying system is no longer reliable for further use. In these cases, a full EPDM installation can provide a more stable and long-lasting solution.

When You Want Less Ongoing Maintenance

Some roofing systems need regular inspections and frequent touch-ups. EPDM is different because it is built for long-term performance with fewer maintenance requirements once properly installed.

When Budget and Durability Both Matter

If you need a solution that balances cost with performance, EPDM is often a practical choice. It offers solid durability for flat roofs without the higher cost of more complex systems.

Benefits of EPDM Roofing

EPDM roofing is chosen for flat and low-slope roofs because it does not require constant attention. Here is a list of benefits that come with the installation of EPDM roofing in Rochester.

  • Strong Protection Against Leaks: The material forms a continuous surface that helps reduce weak points where water could enter. This makes it a dependable option for long-term waterproofing.
  • Handles Harsh Weather Well: EPDM performs consistently through heat, cold, and seasonal changes. It stays flexible, which helps it resist cracking over time.
  • Low Maintenance Needs: Once installed properly, EPDM does not require frequent upkeep. This makes it a practical choice for property owners who want fewer ongoing repairs.
  • Long Service Life: Many building owners choose EPDM because it is built for long-term use. It holds up well under regular exposure and reduces the need for early replacement.
  • Works Well for Flat Roofs: Flat roofs can be difficult to manage with other materials. EPDM is designed specifically for these surfaces, helping improve overall reliability and drainage performance.

Is EPDM the Right Option for Your Commercial Roof?

A commercial roof needs to handle heavy use, changing weather, and long hours of exposure without frequent disruption. EPDM is often considered when a simple flat roofing system is needed.

If your current roof is aging or showing signs of repeated leaks, EPDM may be a practical option to consider.

EPDM vs PVC Roofing

EPDM and PVC are both used on flat roofs, but they perform differently depending on the building’s needs.

EPDM is known for flexibility and long service life. It performs well under temperature changes and is often chosen for low-maintenance roofing needs. On the other hand, PVC roofing is more rigid and is often selected for environments where chemical exposure or grease resistance is important, such as restaurants or industrial settings.

The better choice depends on how the roof will be used and the type of stress it will face over time.

EPDM vs TPO Roofing

EPDM and TPO are both common flat roofing materials, but they are designed with different strengths in mind.

EPDM has a proven track record for long-term durability and resistance to changing weather. It is often preferred for consistent performance over many years with fewer maintenance concerns tied to your head. In contrast, TPO roofing is lighter in color, which can help reflect heat and improve energy efficiency in some buildings. It is often chosen when temperature control and energy savings are the bigger priority.

Both systems can work well, but the right option depends on whether durability or energy efficiency is more important for your property.

I cant say enough great things about Jim and his crew. Jim was very thorough during the initial process, helping me understand how the tear off was going to work and answering any of my question I had along the way whether in person or phone call. The crew was great and very efficient. Clean up was absolutely amazing.

I highly recommend this company. They came to my house at night on an emergency call when I had water leaking into my kitchen. They diagnosed and fixed it in the rain, in the dark. Very professional and fair price.

High level, yes I would definitely recommend Carter. Price, knowledge, quality of work, cleanup, all great. I am usually squeamish going with the low quote. Really paid off this time.

More detailed:
The sales process was great. It wasn't some random 20-something who had never been on a roof. Jim knew the business and process. I wanted a metal roof. He could have just gone with it but instead he really questioned me about why that was what I wanted. He wanted to be sure I would get the value out of the more expensive option. I even received a quote for a traditional asphalt roof in addition to the metal. They are out to get you the right solution for your application rather than the most expensive option.

I made the mistake of scheduling in the fall so project start got pushed a few times but that wasn't Carter's fault. They were pretty good about getting back to me when I called and didn't mind answering the same questions multiple times. Both Jim and the owner Austin were on site throughout the installation and cleanup to be sure everything was done right.

Overall, great quality, great experience.

We contacted four contractors for estimates and Carter Exteriors was the best deal. Their communication and customer service was outstanding. We had 20 square of shingles and 20 sheets of sheathing replaced. Their crew arrived at 7:30. They were curtious, polite, hard working. The roll off was in our driveway for less than 24 hours. All materials were delivered and installed the same day. Yard and gardens were cleaned and any evidence of a roof job were eliminated. The attention to detail regarding step flashing and double flashing around chimney were excellent. I would hire and recommend their company for any exterior job.

Frequently Asked Questions - EPDM Roofing

1How much does it cost to replace an EPDM roof?
The cost depends on the roof size, current condition, and how much preparation work is needed before installation. On average, EPDM replacement can cost anywhere between $6,000 and $20,000. One thing to note is that it is often more affordable than many multi-layer roofing systems because it uses fewer materials and a simpler installation process. Nonetheless, a proper inspection is needed to give an exact price.
2How often should I replace my EPDM roof?
Most EPDM roofs last for decades when they are installed correctly and maintained properly. On average, you might need to replace the EPDM roof after 25 to 30 years of use. However, replacement is usually only needed when the material shows widespread wear, recurring leaks, or damage that repairs can no longer fix effectively.
3Is EPDM better than shingles?
EPDM and shingles are designed for different roof types. EPDM is better suited for flat or low-slope roofs where water drainage is slower. Shingles are used on sloped roofs where water runs off more easily. The right choice depends on the structure of the building and your specific needs. If you are confused, you can always contact us and we can help you pick the better option.
4What is the lifespan of an EPDM roof?
A well-installed EPDM roof can last 25 to 30 years, and sometimes longer depending on maintenance and exposure conditions. Factors like weather intensity, installation quality, and regular inspections all play a role in how long it performs well.
