Extend Your Roof's Life With Professional Roof Restoration in Rochester

Commercial roofs in Rochester, NY, face relentless punishment from snow loads, freeze-thaw cycles, and UV exposure. When your roof starts showing signs of age, the knee-jerk reaction is often a full tear-off and replacement. But if the underlying structure is still solid, that's tens of thousands of dollars spent unnecessarily.

Carter Exteriors specializes in roof restoration for commercial, industrial, and multi-family properties across Rochester and surrounding communities. Using advanced silicone and elastomeric roof coating systems, we can add 10 to 20 years of performance to your existing roof at a fraction of the replacement cost.

Call 585-438-7663 to schedule a free roof restoration evaluation and find out if your building qualifies.

Roof Restoration vs. Roof Replacement: Making the Right Decision

One of the most common questions building owners ask is whether they should restore or replace. The answer depends on the current condition of the roofing system, the extent of existing damage, and the building's long-term operational plans.

When it is Time for Restoration

Roof restoration is the better path when:

  • The structure is sound: The roof deck and insulation are intact without widespread saturation or rot.
  • Damage is at the surface only: Minor leaks, weathered membranes, cracked seams, or aging flashings are the primary issues.
  • Budget is a constraint: Restoration can cost 50% to 70% less than full replacement while extending roof life by 10 to 20 years, depending on conditions.
  • You cannot halt your business: Restoration creates far less disruption than a complete installation. Most restoration projects are completed faster, with no debris falling into occupied spaces below.

Sustainability is a priority: Restoration keeps existing roofing material out of the landfill and reduces the environmental footprint of your building.

When it is Time for Replacement

Replacement becomes the only viable option when:

  • Insulation is saturated: Moisture trapped within the insulation layer cannot be resolved with a coating system alone.
  • Structural damage exists: Rotted decking, compromised joists, or sagging areas indicate problems that coatings cannot fix.
  • Deterioration is widespread: If more than 25% of the membrane has failed or the roof has multiple active leak paths across most of its surface, a full replacement is likely more cost-effective long-term.
  • The system has reached absolute end-of-life: Some roofs have simply been patched and repaired too many times to support another restoration cycle.

At Carter Exteriors, we will tell you honestly which option your roof needs. Our professional roof inspections identify the exact condition of your system so you can make an informed decision.

Roof Types We Restore

Different roofing materials require different restoration approaches. Carter Exteriors has hands-on experience restoring every major commercial roofing system used in the Rochester area:

How Rochester's Climate Affects Your Roof

Rochester receives roughly 100 inches of snow annually and experiences wide temperature swings between seasons. That combination places enormous stress on commercial roofing systems.

  • Snow loads: Heavy accumulation pushes against seams and flashings, especially on flat and low-slope roofs. Restoration reinforces these weak points before winter arrives.
  • Freeze-thaw cycles: Water seeps into cracks during the day and freezes overnight, expanding those cracks further. A continuous coating membrane eliminates the entry points where water exploits.
  • UV exposure: Summer sun degrades membranes, causes thermal shock, and accelerates material breakdown. Reflective silicone coatings reduce surface temperatures and slow UV-related aging.
  • Rain and ponding: Rochester receives over 34 inches of rain per year. Silicone coatings resist ponding water and maintain their integrity even in areas where drainage is imperfect.

Our Proven Roof Restoration Process

Carter Exteriors follows a detailed, multi-step restoration process developed through years of commercial roofing experience.

Coating Installation

Using spray or roller application, we install multiple layers of silicone or elastomeric coatings at the manufacturer-specified mil thickness. Each layer is allowed to cure before the next is applied.

Final Inspection and Documentation

You receive a full project report and warranty documentation. We also provide a maintenance plan with recommended inspection intervals to keep your restored roof performing at its best for the full warranty period.

I cant say enough great things about Jim and his crew. Jim was very thorough during the initial process, helping me understand how the tear off was going to work and answering any of my question I had along the way whether in person or phone call. The crew was great and very efficient. Clean up was absolutely amazing.
Would highly recommend!!

I highly recommend this company. They came to my house at night on an emergency call when I had water leaking into my kitchen. They diagnosed and fixed it in the rain, in the dark. Very professional and fair price.

High level, yes I would definitely recommend Carter. Price, knowledge, quality of work, cleanup, all great. I am usually squeamish going with the low quote. Really paid off this time.

More detailed:
The sales process was great. It wasn't some random 20-something who had never been on a roof. Jim knew the business and process. I wanted a metal roof. He could have just gone with it but instead he really questioned me about why that was what I wanted. He wanted to be sure I would get the value out of the more expensive option. I even received a quote for a traditional asphalt roof in addition to the metal. They are out to get you the right solution for your application rather than the most expensive option.

I made the mistake of scheduling in the fall so project start got pushed a few times but that wasn't Carter's fault. They were pretty good about getting back to me when I called and didn't mind answering the same questions multiple times. Both Jim and the owner Austin were on site throughout the installation and cleanup to be sure everything was done right.

Overall, great quality, great experience.

We contacted four contractors for estimates and Carter Exteriors was the best deal. Their communication and customer service was outstanding. We had 20 square of shingles and 20 sheets of sheathing replaced. Their crew arrived at 7:30. They were curtious, polite, hard working. The roll off was in our driveway for less than 24 hours. All materials were delivered and installed the same day. Yard and gardens were cleaned and any evidence of a roof job were eliminated. The attention to detail regarding step flashing and double flashing around chimney were excellent. I would hire and recommend their company for any exterior job.

Frequently Asked Questions About Roof Restoration

1How long does a roof restoration last?
A properly applied silicone or elastomeric roof restoration typically lasts 10 to 20 years, depending on the coating system used, the condition of the existing roof, and how well the roof is maintained afterward. Some systems are recoatable, meaning you can add another layer at the end of the warranty period to extend performance even further without a full tear-off.
2Is roof restoration cheaper than replacement?
Yes. In most cases, commercial roof restoration costs 50% to 70% less than a full replacement. The savings come from eliminating tear-off labor, disposal fees, and the cost of new insulation and membrane materials. The exact price depends on roof size, condition, and the coating system selected. Carter Exteriors provides detailed project estimates after a thorough inspection.
3What types of roof coatings do you use?
We primarily use silicone roof coatings and elastomeric roof coatings. Silicone is ideal for roofs with ponding water because it won't degrade in standing water. Elastomeric coatings offer excellent flexibility and UV resistance, making them a strong choice for roofs that experience significant thermal movement. We select the coating type based on your specific roof system and conditions.
4Do I need a roof inspection before restoration?
Absolutely. A thorough roofing system evaluation is the first step in any restoration project. Without it, there's no way to determine whether the roof structure, insulation, and membrane are sound enough to support a coating system. Skipping this step is the most common reason restoration projects fail.
5How long does a roof restoration project take?
Most commercial roof restoration projects take one to three weeks, depending on roof size, weather conditions, and the extent of pre-coating repairs needed. This is significantly faster than a full replacement, which can take four to eight weeks or longer for large commercial buildings.
6Can you restore a roof that's already been coated?
In many cases, yes. If the previous coating is still adhered to the substrate and the underlying system is sound, a recoat can be applied. We test adhesion and assess the existing coating before recommending this approach. If the old coating is peeling or delaminating, it may need to be removed before a new system can go down.
7What maintenance does a restored roof require?
Restored roofs benefit from annual inspections and basic maintenance: clearing drains, removing debris, checking for damage from foot traffic or equipment installations, and addressing any minor issues before they grow. Carter Exteriors provides maintenance recommendations tailored to your specific coating system and building use.
8Is roof restoration compatible with all roofing materials?
Most commercial roofing materials are compatible with restoration coatings, including EPDM, TPO, PVC, metal, modified bitumen, and BUR systems. The key is selecting the right coating chemistry and primer for the specific substrate. Not every coating works on every surface, which is why proper evaluation and product selection matter.
